Unique living in a village some say could never be built again.   


Sixty-01 Village is an 83-acre paradise in the middle of the Eastside, and those who say nature and condominiums don't mix have not visited this beautiful property!

Our units are nestled in quiet neighborhoods, around large ponds, amid mature trees, superb landscaping and acres of grass lawn. Three man-made 'lakes', the largest covering an area of nine acres, are stocked with carp and sunfish.

Recreation abounds at every corner:  Play tennis in either of two courts; walk, jog, or bike over four miles of paved, private roads and improved paths; exercise at the fitness center; organize an outdoor volleyball game; swim away the summer in any of four pools; even hone your fly-fishing skills one weekend each month! Bellevue's 18-hole Public Golf Course sits catty-corner from our south entrance, and Grass Lawn Parkone of Redmond's premier recreational parksis but a quick quarter-mile away.


Built in two phases, Sixty-01's first phase opened in 1969, and the second in 1972.  Featuring city living in a secluded natural setting, its design and layout received national awards. Over the years, its well-planned array of diverse neighborhood settings, building styles and amenities have offered residents unique choices—with floor plans still modern and distinctive, and especially spacious by today's standards. In 1978, a developer converted the stunning 770-unit, 83-acre, adults-only rental complex to family-friendly condos and in January, 1982, a homeowner's association assumed full responsibility for its operation. With its Bridle Trails / South Rose Hill location and many special features, residents have long attested to the appeal of living 'the Sixty-01 lifestyle'.

In addition to normal maintenance and upkeep, our Association has spent millions of dollars since 2000 on planned projects to revitalize Sixty-01's infrastructure and facilities. Since 2000, outside professionally-conducted reserve studies have been performed on our property every three years, and capital replacement projects scheduled yearly. Careful budgeting has allowed us to fund these projects with annual maintenance fees—dramatically lessening need for a special assessment (the last of which occurred in 1998!)—and permitting minimal-to-no annual increases.


Capital project highlights include: 2002-2003 total renovation of nine 5-story elevators; 2003 teardown and reconstruction of main waterfall; structural upgrades on three parking garages; 2004 2-inch asphalt overlay on all roads and parking areas, including removal of trees with damaging root systems; 2005-2008 gate upgrades with a mile of new perimeter fencing; 2006 renovate tennis courts, fitness spa, 'B' Pool, and begin a several-year program of converting composition roofs to long-life metal; 2007 replace irrigation systems; renovate 'Main' Pool; update public areas in Clubhouse; 2008 reopen a fully renovated regulation-size indoor racquetball / handball court; 2011 completion of the fencing project begun in 2005, totaling 1.8 miles of 5-ft high perimeter fencing!

The property is well looked after within Sixty-01. A gated community with in-house security, attention to detail has kept crime down while other communities have seen theirs go up. Our residency turnover rate is unusually low with approximately 52% of units being owner-occupied. And, beginning in 2006, units at Sixty-01 have been eligible for both regular and reverse FHA mortgages.

Residents enjoy spacious grounds. At a half-mile long and quarter-mile wide, Sixty-01's land use ratio permits an average of 4,700 sq.ft. per unit, with an uncharacteristic 70% of the property serving as common area for all our residents to enjoy!
